We have constructed an office and production facility for Grundfos Oy in the logistics area in Vantaa’s Hakkila. The project was a turnkey project system contract where we were responsible for the design and construction work. The facility was completed in 2015 and the construction work took about 12 months.

We have constructed a large office and production facility for Grundfos Oy in the logistics area in Vantaa’s Hakkila. The project was a turnkey project system contract where we were responsible for the design and construction work. The property developer of the facility was NELF Haxlog Real Estate owned by AIG Global Real Estate and Genesta. The location of the Grundfos buildings has significance related to the cityscape as it is located in the junction of the Lahdentie motorway and Koivukylänväylä.

In addition to the construction and earthworks, the project included the conjunction and traffic arrangements to the plot as well as landscaping. A separate plant design was carried out for the landscaping covering, for instance, the plants in the construction area and other traffic areas on the plot.

Diverse Facility Solutions

The building has 2,700 square metres of office space, a 2,900 m2 hall and a 300 m2 maintenance building. The clear ceiling height of the hall area is 10.2 metres and it also contains the staff gym partly taking up two floors.

The project was implemented efficiently. The contract negotiations began in 2013 and the building was completed and ready for use in the first half of 2015. Since then, the property has been used by a very satisfied operator. The construction period was approximately 12 months and the main designer was our architect Pekka Pettinen.

The main building is comprised of a three-floor office facility and a tall production hall. The hall and the maintenance building have a steel structure and are covered with elements of sheet metal with wool in between. The pillar-beam frame of the office facility is made of concrete, the floor structures are cavity slabs and the facades are partly supporting thin-layer plastered elements.

Special Characteristics of the Office and Production Facilities

As a separate project in conjunction with the main project, traffic connections on the plot where constructed to serve upcoming projects.

Characteristic to the project was traffic noise which made the construction work challenging from the perspective of audio engineering. We have taken these issues into consideration during construction and employed a special acoustic engineer.

Windows take up a significant section, almost half, of the facade in the office facility. The glass of the windows is custom-made due to the special requirements related to energy efficiency and sound insulation.

Also cityscape issues and the BREEAM certification required by the customer have affected the construction work. The BREEAM certification at the Grundfos site has been rated as Very Good. The building uses district heating.
