The facility is a tall storage with 19,300 floor square metres and with a modern storage automation system delivered by Knapp in addition to the traditional forklift shelves. The clear ceiling height of the building is 10.5 metres. The facilities are used by HUB logistics Finland Oy.
Our cooperation with HUB logistics began in 2013 when HUB’s inner logistics centre was constructed in Uusikaupunki to serve the logistical needs of the Mercedes-Benz A-class. The efficiently implemented and quickly completed site marked the beginning of a loyal relationship.
The project was carried out as a turnkey project system contract where we were responsible for the design and construction work. The turnkey project system contract was agreed with the Mutual Pension Insurance Company Etera (currently part of the pension insurance company ILMARINEN) which is a minor shareholder of HUB logistics Oy.
The site was designed in cooperation with HUB logistics. The main designer was our architect Pekka Pettinen. The logistics centre was constructed in 10 months and, since then, the property operator has been satisfied with the building. The building is comprised of office and production development facilities. The facilities have been successfully designed to meet the user’s needs.
We were able to design the building regarding, for instance, the form and technical solutions, with Lehto’s own economically driven construction method. We were able to use our own ceiling element production in the best possible way in the project. The frame measures of the building and the size of the beams and pillars could be optimised cost-effectively.
Extensive earthmoving and blasting work had to be carried out before the construction work due to the challenging form and location of the plot. There is a protected culturohistoric landscape on the western side of the plot which, for instance, set limits to the height of the building. An extensive amount of earth was blasted from the plot, approximately 50,000–70,000 cubic metres.
Because the plot is located in groundwater area, the depth of the building foundations had to stay within the limits specified by the authorities. For the same reason, the building must be heated with district heating instead of geothermal heating. There is watery swamp under the southern end of the building and soft ground material had to be removed from as deep as 5 metres below ground level. The removed material was replaced with stone blasted on the premises. The project was a success.
